Calculate your scenario

Total selling costs = price × (commission % + closing cost % + transfer tax %) ÷ 100 + flat closing fees + seller credits + repairs + other costs.

Your inputs

Default worked example. Edit the inputs to calculate your scenario.

Default worked example

Net proceeds before tax estimate $210,500.00
Net after your tax estimate $210,500.00
Total selling costs $39,500.00
Selling costs as % of price 7.9%
Net before tax as % of price 42.1%
Mortgage payoff $250,000.00

Net = $500,000.00 − $39,500.00 selling costs − $250,000.00 payoff = $210,500.00; minus your $0.00 tax estimate leaves $210,500.00.

How to use the calculator

Enter the expected sale price and the payoff for every loan or lien on the home. Replace the example commission, closing cost and transfer tax percentages with your own, add any flat fees, credits to the buyer, repairs and other costs, and optionally a tax estimate you have worked out separately.

What the result means

Selling for $500,000 with $250,000 owed, the entered costs total $39,500 (7.9% of price), leaving $210,500, or 42.1% of the price, before any tax estimate.

Formula and units

Total selling costs = price × (commission % + closing cost % + transfer tax %) ÷ 100 + flat closing fees + seller credits + repairs + other costs. Net proceeds before tax = sale price − total selling costs − payoff balance(s). Net after your tax estimate = that amount − the tax figure you enter. Percentages divide each figure by the sale price.

Limitations and common mistakes

Commission, closing cost and transfer tax rates are examples to replace with your own agreement, title quote and local rates. Capital gains or other taxes are not calculated: enter your own figure from a tax professional or worksheet if you want it subtracted. Payoff should be the lender’s payoff quote, which includes accrued interest and may differ from the statement balance. Prorated property taxes, HOA dues and escrow refunds vary and belong in other costs or are left out.

Using the mortgage statement balance instead of a payoff quote, or forgetting a HELOC or second lien. Every lien is paid from the proceeds at closing.
