Calculate your scenario

LTV = first mortgage balance ÷ property value × 100.

Default worked example

Loan-to-value (LTV) 65%
Combined LTV (CLTV) 75%
Equity $100,000.00 (25% of value)
Room to borrow up to target CLTV $40,000.00
Paydown needed to reach target CLTV $0.00
Total liens allowed at target $340,000.00

CLTV = ($260,000.00 + $40,000.00) ÷ $400,000.00 = 75%; at a 85% target the liens may total $340,000.00, leaving $40,000.00 of room.

How to use the calculator

Enter the property value, the payoff balance of the first mortgage, any second mortgage or HELOC balance, and the maximum CLTV you want to test. Use the table to see how the room changes a few points either side of that target.

What the result means

With $300,000 owed on a $400,000 home, CLTV is 75% and equity is $100,000; an 85% target allows $340,000 of liens, leaving $40,000 of room.

Formula and units

LTV = first mortgage balance ÷ property value × 100. CLTV = (first mortgage + second lien or HELOC balance) ÷ property value × 100. Equity = value − all balances. Liens allowed at the target = value × target CLTV ÷ 100; room to borrow = allowed − balances (never below zero); paydown needed = balances − allowed (never below zero).

Worked examples

$400,000 home with a first mortgage and a HELOC: Property value (your estimate or appraisal): 400000 USD; First mortgage balance: 260000 USD; Second lien or HELOC balance (0 if none): 40000 USD; Target maximum CLTV you enter (example 85): 85 %.
Example result: Loan-to-value (LTV): 65%; Combined LTV (CLTV): 75%; Equity: $100,000.00 (25% of value); Room to borrow up to target CLTV: $40,000.00; Paydown needed to reach target CLTV: $0.00; Total liens allowed at target: $340,000.00.

$250,000 home above an 80% target: Property value (your estimate or appraisal): 250000 USD; First mortgage balance: 220000 USD; Second lien or HELOC balance (0 if none): 15000 USD; Target maximum CLTV you enter (example 85): 80 %.
Example result: Loan-to-value (LTV): 88%; Combined LTV (CLTV): 94%; Equity: $15,000.00 (6% of value); Room to borrow up to target CLTV: $0.00; Paydown needed to reach target CLTV: $35,000.00; Total liens allowed at target: $200,000.00.

Limitations and common mistakes

The property value is whatever you enter; lenders use their own appraisal or valuation and may count the full HELOC credit limit rather than the drawn balance. The target CLTV is your own input, not a lender limit, and room to borrow is not an eligibility figure or a loan offer: income, credit, fees and program rules also apply. Selling costs are not deducted from equity.

Using the HELOC’s drawn balance when the lender counts the whole credit line. Enter the full line amount as the second-lien balance to see the stricter figure.
