Calculate your scenario
Base bank/CDC principal = project cost × entered share/100.
Your inputs
Default worked example. Edit the inputs to calculate your scenario.
Default worked example
Independent fixed-rate monthly cash flows; scheduled loan payments $900,000.00 plus balloon $0.00 plus recurring fees $0.00. End balances after all scheduled payments and balloon: $0.00 / $0.00. Cash-paid fees enter closing cash; financed fees enter loan principal.
How to use the calculator
Enter shares totaling 100%, then independent fixed terms, fees and the first payment date. Financed fees increase the corresponding principal; cash-paid fees increase closing cash. Flat monthly fees stop with the associated loan.
What the result means
The example funding stack has $500,000 bank financing, $400,000 CDC financing and $100,000 borrower equity. At zero rates over 120 months it pays $7,500 per month before fees.
Formula and units
Base bank/CDC principal = project cost × entered share/100. Add only explicitly allocated financed fees. Each loan uses M = P r/(1−(1+r)^−n), or P/n at zero rate, with r = nominal annual rate/1200. Bank maturity repays its remaining balance as a separate balloon. Combine monthly dated loan payments and entered flat fees only while each loan remains active.
Worked examples
Illustrative 50/40/10 split with two zero-rate 120-month loans: Project cost: 1000000 USD; Bank funding share: 50 %; CDC share: 40 %; Borrower share: 10 %; First payment date: 2027-01-01 YYYY-MM-DD calendar date; Bank nominal annual rate: 0 %; Bank amortization: 120 months; Bank financed fees: 0 USD; Bank cash-paid fees: 0 USD; Bank monthly fee: 0 USD/month; CDC nominal annual rate: 0 %; CDC amortization: 120 months; CDC financed fees: 0 USD; CDC cash-paid fees: 0 USD; CDC monthly fee: 0 USD/month; Bank maturity: 120 months.
Example result: Base bank / CDC / borrower equity: $500,000.00 / $400,000.00 / $100,000.00; Financed bank / CDC principal: $500,000.00 / $400,000.00; Borrower cash at closing: $100,000.00; Initial bank / CDC monthly loan payments: $4,166.67 / $3,333.33; Initial combined payment including recurring fees: $7,500.00; Bank balloon / total interest / entered fees: $0.00 / $0.00 / $0.00.
Bank ends at 60 months while CDC continues: Project cost: 1000000 USD; Bank funding share: 50 %; CDC share: 40 %; Borrower share: 10 %; First payment date: 2027-01-01 YYYY-MM-DD calendar date; Bank nominal annual rate: 0 %; Bank amortization: 60 months; Bank financed fees: 0 USD; Bank cash-paid fees: 0 USD; Bank monthly fee: 0 USD/month; CDC nominal annual rate: 0 %; CDC amortization: 120 months; CDC financed fees: 0 USD; CDC cash-paid fees: 0 USD; CDC monthly fee: 0 USD/month; Bank maturity: 60 months.
Example result: Base bank / CDC / borrower equity: $500,000.00 / $400,000.00 / $100,000.00; Financed bank / CDC principal: $500,000.00 / $400,000.00; Borrower cash at closing: $100,000.00; Initial bank / CDC monthly loan payments: $8,333.33 / $3,333.33; Initial combined payment including recurring fees: $11,666.67; Bank balloon / total interest / entered fees: $0.00 / $0.00 / $0.00.
Limitations and common mistakes
The 50/40/10 split and all terms are illustrative entered scenarios. This is not an official SBA or CDC quote, eligibility determination, automatic fee schedule or claim that entered project costs qualify. Fixed nominal rates only; variable-rate scenarios are unsupported. Nominal rates differ from APR and effective borrowing cost. Calculations retain precision between monthly payments; actual lenders may round each installment differently. CDC fully amortizes; bank maturity cannot exceed its term. First-payment dates support years 1900–2100. First-payment day is retained, clamped to month end when necessary.
Multiplying the initial combined payment by the longer term even after one loan has ended, or including financed fees in closing cash a second time.
